The release of a new trailer for “Neighbors,” Seth Rogen’s upcoming comedy that’s sure to be a hit, gives us a glimpse of what life turns into for a couple with a newborn baby when a fraternity moves in next door. “Neighbors,” which has Rogen teamed up with “40-Year-Old Virgin” writers Andrew J. Cohen and Brendan O’Brien along with “Forgetting Sarah Marshall” director Nicholas Stoller, will be released May 9, 2014.

What We Love: The cast. Seth Rogen’s deadpan humor never ceases to amaze. He greets his new neighbors with an attempted throwback to his “cool” college days by addressing them as his “homies” and asking them “wazzuuuup.” It doesn’t look as if he or his wife (Rose Byrne) know what they’re in for until they discover their daughter on their lawn with what appears to be a used condom in her mouth. In addition, we have Lisa Kudrow, Dave Franco and one to certainly take note of: Zac Efron... I guess we’ll finally get to see what happens to Troy after he graduates East High. [Bonus: from the looks of it, a shirtless scene is definitely in sight.}

What We Don’t: After Efron’s frat boy character declares war on the neighbors, we have to wonder how far both sides are going to take this battle. Yes, the extremes can always give a good laugh, but to what extent will they seem so ludicrous that we find ourselves unable to truly humor the jokes? More importantly, we have to hope that the film doesn’t take the portrayal of a stereotypical college frat house so far that actual college students write it off.
